Homeowners are advised to inspect their roof at least twice a year. This may seem as though it is excessive, but it is extremely important. If you spot a problem early, then you may be able to prevent your roofing system from failing. Roofing inspections before monsoon season are the most important for preventative roof maintenance. The heavy rain can cause serious damage to your roof and structure of your home.
Inspections are also important after the winter months. The moisture and temperature changes that occur during the winter months can cause your roof materials to expand and contract, which can cause damage to your roof.
Inspect the Inside of Your Home
Look for staining and discoloration around the ceiling. This is a sign that water is leaking into your home and is saturating the drywall. You will also need to check the air conditioning and water heater closets. It is easy for one to miss a leak in those areas because they are not inspected often.
Inspect Your Attic
Every home does not have an attic. However, most homes have a crawl space either on the highest point of the slope of the ceiling or above the garage. Inspect these areas to make sure that no water has affected the roofing material. You will need to look for stains on the rafters or decking. These are the long boards that support the roof.
It is usually easy for you to tell if there is a leak in one of these areas. It is also easy for a professional to repair a leak in one of these areas. All leaks will have to be repaired before they have a chance to do serious damage to your home.
Inspect Your Shingles
Safety is the most important thing that you have to keep in mind before you inspect the top of the roof. You will need to use a ladder to do a visual inspection of the roof. Look at the shingles on your roof carefully. You should be able to notice wear and tear on the shingles.
If there are dark patches on the shingles, then this is a sign that the protective coating has gone away. You may also notice that some shingles have started to curl up. Keep in mind, your shingles cannot properly protect the roof if they are damaged so make sure you replace them as quickly as possible.
It is important for you to clean your gutters on a regular basis. It often an overlooked task. However, cleaning your gutters will ensure that the water flows where it is supposed to go when it rains, which is especially important during times of heavy rainfall.
While you’re cleaning the gutters, you will also need to look for cracked flashing. Additionally, when you clean the gutters, you will need to see if there is any material inside of them. If there are granules or sand in the gutter, then this is a sign that the shingle coating has started to wear off.
